What it costs to live in Madrid as a student

According to idealista, a room in a shared flat in Madrid cost 550 euro a month on average in the second quarter of 2026, about 4 % more than a year earlier (Barcelona 600, Spain 425). University residences are higher, because they usually include meals. Which option fits depends on how long you stay and why you come.

Homestay and rooms in a home

Living with a host is the easiest way to arrive: bed, desk and wifi are ready, you do not open utility accounts, and if you are learning Spanish you use it every day. As a reference, LAE Madrid, a language school, lists host-family rooms at 305 euro a week (single room, half board) or 345 euro (full board), and 285 or 325 euro per person in a double room, with internet, desk, wardrobe, towels and bedding included. An independent host sets their own price.

What to expect: dinner is late, there are rules about guests and keys, and it is a shared home, not a hotel. Agree meals, schedule, use of the kitchen and special diets before you book.

Ask about registration (empadronamiento). Since 15 June 2026 the Comunidad de Madrid asks for a certificate of empadronamiento to issue the discounted personal transport card. If you stay for months, ask your host whether you can register at their address.

If you come for a Spanish course, check what your school offers first: schools usually have their own host families. If you are not enrolled in a school, or you prefer to choose the home and talk to the host beforehand, look for independent hosts.

Colegios mayores and student residences

A colegio mayor is a university hall with meals and community life. Two public examples for 2026/27:

  • Universidad Complutense (UCM): 1,081.70 euro a month for UCM students and 1,159.44 euro for students of other universities, VAT included, plus a 450 euro reservation deducted from the first invoice. The course runs from 1 September 2026 to 31 May 2027 (or 15 September to 15 June). The new-entry application window was 22 May to 17 June 2026, so for this year ask the college directly about free places.
  • Universidad Autónoma (UAM), Colegio Mayor Juan Luis Vives: full board, September to May, from 850 euro a month (double room, shared bathroom) to 926 euro (single room with bathroom). The reservation deposit is lost if you leave before May.

Private residences vary a lot. In Uniscopio’s list, 27 Madrid residences show a “from” price between about 590 and 1,500 euro a month, with a median near 990 euro. The lowest prices are in the south-east of the city (Vicálvaro), away from the centre. A “from” price is the smallest room; check what is included.

Shared flats

This is the usual choice from the second year. Budget around 550 euro a month for a room, plus bills if they are not included and a deposit. The Spanish rental law sets the deposit at one or two months’ rent depending on the type of lease, so ask which one your contract is. Compare the price with the travel time to your faculty, not only with the neighbourhood.

Getting around

The Abono Joven costs 10 euro a month for ages 15 to 25 in all zones, with the reduction in force until 31 December 2026. It needs the personal public transport card, which now requires registration in the Comunidad de Madrid; exceptions include large families and students registered in some municipalities with reciprocity agreements, and people who already had a valid pass keep it until they renew. Without the card, a 10-trip metro and bus ticket costs 7.30 euro.

When to look

Public colegios mayores take applications in May and June, private residences fill in spring, and flats move in July, August and September. For a September start, begin in spring; for the second semester, in October or November. Short stays and language courses are easier to arrange a few weeks ahead.

Avoiding rental scams

In August 2026 the Policía Nacional and INCIBE warned about rental scams aimed at students. The signs repeat:

  • a price far below similar listings in the area (compare at least three);
  • an owner who is abroad or lets a relative handle everything, and cannot show the flat;
  • pressure to decide today, because “other people are interested”;
  • a request to pay by Bizum or transfer outside the platform, or before you have seen the room;
  • a refusal to do a live video call from inside the home.

Do not pay before you have seen the room, in person or by live video, and keep the conversation on the platform. If you have already paid, call your bank at once and report it to the police with screenshots and receipts.
